Finance for a home built off site.

Modular and prefab homes are built in a factory and craned onto your block. Lenders treat that differently from a standard build, and a tiny home on wheels differently again. We work out which loan fits before you sign with the builder.

Tiny or modular? Different loans.

A lender looks at a home on wheels and a home on stumps as two different things. Which one you're buying changes the whole application.

A tiny home on wheels
Usually a personal or asset loan, much like a caravan. The home itself is the security, not land. See asset finance.
A modular home on your land
Usually a construction loan. The lender looks at the land, the builder's contract and how the payments are staged.

Payments follow the build
Off-site builders often ask for bigger payments early, while the home is still in the factory. Not every lender will pay out before the home is on site, so the lender you pick matters.
Land and home together
Already own the land? It can help as security. Buying land too? The land and the build can be planned as one loan.
The builder's contract
Lenders want to see what's included, what isn't, and what's left for you to arrange on site, such as footings, connections and driveways.
Valuation
The lender values the finished home on your land. We check early that the valuer and the lender are comfortable with a modular build.

Before you sign a build contract.

Have these four things worked out first. It saves a lot of back and forth later.

  1. Wheels or land
  2. The builder's payment schedule
  3. Your land details
  4. A lender that funds off-site builds

Modular home FAQs

Can I get a home loan for a modular home?
Often, yes, when the home is fixed to land you own or are buying. It's usually set up as a construction loan. The lender's policy on factory payments is the part that varies most, so we check it before you commit.
Why can't I use a home loan for a tiny home on wheels?
A home on wheels isn't attached to land, so most lenders don't treat it as residential property. It's usually financed like a vehicle or caravan, with different rates, terms and checks.
Do I need to own the land first?
No. You can buy the land and the home together, or use land you already own. Each one is structured differently, which is why it helps to talk to us before you pay a deposit.
Do I have to build with Bespoke Modular Living?
No. We can help with finance for any modular or prefab builder. We work with Bespoke Modular Living because their buyers often need this kind of loan.
